India leads in the Asia Pacific with 99 deals as luxury and midscale brands gain momentum.

Marriott International reported its third consecutive year of record-breaking development activity in the Asia Pacific excluding China (APEC) region, signing 187 organic deals representing more than 28,000 rooms in 2025 — a 32% year-over-year increase. The region closed the year with more than 400 hotels and over 86,000 rooms in its development pipeline, reflecting sustained owner confidence across diverse markets.

Conversions remained a key growth driver, accounting for 35% of total signings, while multi-unit agreements contributed nearly 30%, highlighting increasing owner appetite to scale portfolios through a unified hospitality platform.

India Leads Regional Expansion

India emerged as the top growth market within APEC, recording 99 deals and over 12,000 rooms — the highest in the region.

A major highlight was the introduction of Series by Marriott™ through a landmark multi-unit agreement in India, converting 26 hotels in a single day and adding approximately 1,900 rooms to the portfolio. Operating as Fern Hotels & Resorts, Series by Marriott, the brand marked its global debut with a sustainability-led positioning rooted in regional identity.

Other key growth markets included Thailand, Vietnam, Malaysia and Japan.

Luxury Portfolio Gains Strategic Ground

Luxury remained a core focus, accounting for approximately 19% of 2025 organic room signings. Flagship brands such as JW Marriott, The Ritz-Carlton and The Luxury Collection drove momentum across both urban and resort destinations.

Notable signings included:

  • JW Marriott Hotel Johor Bahru (Malaysia, est. 2027 opening)
  • Pottuvil, a Ritz-Carlton Reserve (Sri Lanka, est. 2032 opening)
  • The Ritz-Carlton, Fiji, Namuka Bay (est. 2032 opening)
  • Fraser’s House, a Luxury Collection Hotel, Singapore (opened January 2026)

These additions underscore Marriott’s strategy of expanding into emerging leisure destinations while reinforcing its premium urban footprint.

The company closed the year with more than 730 open properties across 22 countries, spanning 27 brands. Key openings included:

  • The Laurus, a Luxury Collection Resort, Singapore
  • The Halcyon Private Isles Maldives, Autograph Collection
  • The Farm at San Benito, Autograph Collection (Philippines debut)
  • Moxy Kathmandu (Nepal debut)
