Perched in the misty hills of Mahabaleshwar, IHCL’s Fountain SeleQtions resort carries a 75-year legacy that has quietly served generations of guests. Once the summer home of a British General, the property later became a resort; evolving through decades into a symbol of understated charm and continuity.
The project began without a formal brief. The design team, having collaborated with the client on previous properties, understood the spirit of the place intimately. The vision naturally evolved — to preserve the emotional and cultural essence of the property while aligning it with IHCL’s SeleQtions brand.
Designing around memory and place
The resort’s name, ‘Fountain’, serves as a poetic metaphor for rootedness and flow. Legend has it that water springs emerged during the original construction, inspiring its identity. At the entrance, sculptural water features quietly recall this story — simple gestures that connect to Mahabaleshwar’s natural springs.
The challenge for the design team was to update operational standards without losing authenticity. The architecture borrows from the site’s colonial heritage but is interpreted with contemporary sensitivity. Original furniture and structures were retained where possible, complemented by lighter modern touches. A muted sage green palette pays homage to the surrounding forests, while artwork inspired by the local tiger eye butterfly adds regional nuance.
Adaptive reuse and conservation
Falling within an eco-sensitive zone, the property demanded adaptive reuse instead of expansion. Existing laterite and lime-mortar structures were preserved, respecting both history and environmental regulations. The new lobby, once an awkward corner, was transformed into an open pavilion with a space-frame structure, creating a functional yet welcoming arrival experience.
Vehicular movement was restricted to maintain tranquility, with pedestrian pathways weaving through the landscape. The dining areas were restored instead of rebuilt — the old hall, with its 1950s steel girders from London, now houses elegant buffet service in a setting that balances modernity and colonial grace.
Rooms that tell stories
Each room in the resort offers a unique narrative. Antique furniture, historic beds, and architectural details have been preserved or carefully restored. Some rooms echo colonial charm, others express modern minimalism — each connected visually to the outdoors through verandahs and large windows framing the hills. The Presidential Suite, with its private plunge pool and panoramic views, offers quiet luxury amidst nature.
Balancing heritage with modern needs
The property features one of Mahabaleshwar’s largest banquet spaces, expansive lawns, a spa, and recreational amenities. Yet the true focus remains on its emotional landscape — the sense of familiarity and calm that transcends design trends.
Construction challenges in Mahabaleshwar’s harsh weather tested the team’s persistence. Limited working months, transport hurdles, and conservation laws required patience and precision.
A timeless continuum
Fountain SeleQtions is more than a hospitality project — it is a living narrative. Each space preserves fragments of memory while embracing renewal. The resort invites guests not only to stay but to rediscover their connection to place and time — where architecture, landscape, and emotion flow as one.
