Joon Realty has announced Adi Grand, a 40-acre ultra-luxury, climate-positive retreat located near the upcoming Delhi-Jaipur-Mumbai Expressway (NH148).
A ₹450 crore green vision
Backed by an investment of ₹450 crore, the project is designed as a seamless blend of emission-reversing architecture, ecology, and hospitality, with over 60% open green space anchored by a central man-made lake.
Growing trend in mixed-use developments
The launch comes amid renewed confidence in mixed-use real estate. According to Colliers, investments in this category surged to $191 million in Q1 2025, reinforcing the appeal of developments like Adi Grand, which combine lifestyle value with strong investment potential.
Sustainable luxury meets market demand
“Adi Grand represents the broader shift in how real estate now engages with green building principles,” said Mohit Joon, Managing Director, Joon Realty.
“As the market for sustainable luxury is projected to reach USD 39 billion in India by 2025, we’re finding that high-net-worth individuals are increasingly factoring environmental performance into their investment decisions. Our goal is to respond to that shift with a development model that is both carbon-conscious and built for long-term value,” he further added.
From land banking to real estate leadership
The project follows Joon Realty’s announcement of a ₹1,125 crore capital expenditure plan earlier this year, marking its transition from land banking to full-scale development.
Features rooted in environmental design
The project includes branded villas and a luxury resort framed by 75,000 sq.ft of recreational clubhouse space, golf courses, landscaped gardens, and spa facilities. Powered by passive solar design, it features 100% rainwater harvesting, solar street lighting and heating, EV charging, greywater recycling, and on-site waste management.
