- What were the initial steps taken to streamline the efficiency of all the systems and equipment deployed in the hotel?
We at JW Marriott Mumbai Sahar have taken many steps to streamline / enhance the efficiency of all systems such as the installation of the demand control system which helps the property synchronize the entire HVAC equipment to the best of its performance and efficiency. We have installed heat recovery wheels to recover maximum cooling energy from guest room exhausts, the solar panels installed at the property helps us generate the electrical energy. Sewage treatment plant with ultra-filtration enables us to use 100% of the waste water and convert it into recycled water which is then used for HVAC, gardening and for flushing systems for the entire property. Sensor water taps in the public area and the back of the hotel are installed , the guest rooms have dual flush WC equipped to help us conserve water. Use of solar lighting systems in all the external lighting systems, occupancy sensor based lighting system in the back of the hotel. In addition to that the entire hotel is equipped with an LED lighting system which helps us conserve maximum energy. Organic waste convertor installed converts waste into compost for healthy gardening practices. The water bottling plant at the property reduces the plastic consumption levels. Rain water harvesting system is in place to recharge all the monsoon water into ground. We also have high efficiency air handling units with VFD installations.
- How has the property used IoT to its benefit, especially for the functioning and operations of its facilities?
IoT has been used in various engineering systems for smooth operations, data analysis and reporting. At JW Marriott Mumbai Sahar we have a demand control system and energy metering system which are IoT based systems that are helping us with accurate measurement on engineering systems and measuring is always the first step of control and smooth operation.
- Elaborate on the sustainability initiatives undertaken by the team that have had impact on the business.
At the JW Marriott Mumbai Sahar, we are committed to making a sustainable and positive impact. Some of the sustainability initiatives undertaken by the team include the installation of a demand flow control system in the HVAC system ,which has made 5,43000 electrical savings for a year. LED lighting installation and building management system has also helped us to reduce remarkable electrical consumption. The condensate heat recovery system which has reduced the consumption of steam boiler PNG drastically. The glass water bottling plant installation has helped the property reduce plastic consumption.
- What are the common mistakes prevalent in the industry at the time of selecting and integrating various systems and equipment.
There are various systems that need to be designed accurately considering the actual facts and figures and practical hotel engineering operation experience which are often overlooked making it the most common mistake. One should be mindful of things like sound proofing of the guest rooms, façade water proofing, terrace floor insulation , kitchen floor, kitchen grease trap designs, kitchen heat load calculations, hot water circulation system etc.
- With budgets coming under significant strain, how have you managed to continue on-ground operations without impacting guest or employee experience?
JW Marriott Mumbai Sahar has always been renowned for its impeccable service towards it’s guests. Providing timely training to team members on multi-skilling, creating awareness around the three R’s i.e. reduce, reuse and recycle and focusing on preventive maintenance which is also the key of engineering operation and guest comfort are some of the ways in which we manage the on-ground operations.
- How did you develop an engineering budget and operating strategy that is aligned with your property’s business strategy?
The engineering budgets and operating strategy is developed focusing on root cause analysis and long term benefits implementations, ROI projects. Sustainable project strategies helps to cut down on operating expenses and eventually leads to increase in guest comfort at low cost.
- What kind of long-term preventative maintenance and 10 year asset protection plans are you currently executing for your property?
At JW Marriott Mumbai Sahar we are using the OEM recommended preventive maintenance / overhauling and zero tolerance policy with the help of the transcendent maintenance system this helps us protect our assets at any given point for a long duration.
